What is ground rent and why is it payable?
If you live in a Leasehold property, (under the terms of the Lease) you are liable to pay an annual ground rent to the Freeholder. The Freeholder owns the land and the property built on the land and you, as the Leaseholder, have the right to live at the property, subject to payment of your ground rent and the other terms and conditions specified in your Lease.
Do you deal with service charges/maintenance?
No, you will need to contact the Management Company to whom you pay your service charge.
Have you received my payment?
You can view the status of your account online, or check your bank statement to see if your cheque has cleared your account. You should allow at least 15 working days from posting for the cheque to be received, processed and cleared through your account.
I have received a ground rent demand from you but I have sold the property?
Please e-mail us the date of sale and the name of the purchaser/new Leaseholder to notices@simarc.co.uk
I no longer live at the property for which you collect ground rent?
Please notify us of your new billing address by e-mailing mailbox@simarc.co.uk or in writing.
I wish to let my property, do I need to advise you?
Yes, by not informing the Freeholder you may be invalidating the terms of your buildings insurance. For further information please see "Notice of Underletting" on the Leaseholders section of this website.
I wish to build an extension/make an alteration to my property, do I need your consent?
Yes, please see "Apply for Consent to Alterations" on the "Leaseholders" section of this website.
Can I purchase my Freehold?
Yes, if you live in a house/bungalow, please see "Freehold Quote" on the "Leaseholders" section of this website for information on how to obtain a quote.
If I live in a flat can I purchase my Freehold?
You cannot purchase the Freehold of just an individual flat but you can obtain a Lease extension. For details on how to obtain a Lease extension quote please see "Lease Extension" on the "Leaseholders" section of this website.
It is possible to purchase the Freehold of a block of flats but it would need to be purchased collectively by the Leaseholders and not just by an individual.
How many years are remaining unexpired on my Lease?
These details can be found in your Lease, however if you do not have a copy of your Lease you can email us at notices@simarc.co.uk requesting details.
